Meeting of the Pleasant View Planning Commission

Location: City Council Chambers, located at 520 West Elberta Drive
Purpose: The Planning Commission will hold the following Public Hearings for the purposes outlined:
· Consideration of a
City initiated Zone Text amendment to §18.09 (Residential Zone RE-15), §18.10 (Residential
Zone RE-20), §18.16 (Agricultural Zone A-2), §18.18 (Agricultural Zone A-5) of
the Municipal Code, to modify placement and setback requirements for Accessory
Buildings in residential zones.
· General Plan
Amendment. Consideration of a proposed amendment to the Community Character
table of the General Plan to provide detailed descriptions and clarification of
each density designation for classifications corresponding with the language
and further specifications and possible designation in the Future Land Use Map.
· Zone Text
Amendment - Public Hearing: Zoning Ordinance. Consideration of an ordinance
establishing a Residential Zone RE-5 zone classification to provide regulated
areas for multifamily residential use under qualifying high-density designation
(8-14 dwelling units per acre), as set forth in the General Plan.
· Rezone -
Consideration of a rezone for 8.127 acres of land located at approximately 3885
N Highway 89 from RE-20 Very Low Density Residential (1-2 dwelling units per
acre) to RE-5 High Density Residential (8-14 dwelling units per acre) (New RE-5
Zone).
· Rezone – Consideration
of a rezone for 30.6 acres of land located at approximately 540 West 4300
North, from Agricultural Zone A-5 (1 dwelling unit per 5 acres) to Agricultural
Zone A-2 (1 dwelling unit per 2 aces).

Date/Time: Tuesday, January 28, 2025, at 6:00 p.m.
Location: City Council Chambers, located at 520 West Elberta Drive
Purpose: The City Council will hold the following Public Hearings for the purposes outlined:
- Consideration of a rezone for 18.44 acres of land located on the corner of 2700 North and U.S. Highway 89 from Planned Commercial (C-2) to Mixed-Use West (MUW).
- Consideration of a petition for a Zone Text amendment to §13.16 of the Municipal Code, to modify Secondary Water requirements for hillside developments.
- Consideration of a proposal to apply Commercial Planned Unit Development (CPUD) Zone as an overlay zone to commercial (C-2, CP-2) zones.
